Project description

The Harbour Quarter proposal (this page is a demonstration) sets out a compact, walkable block close to the south dock wall. The scheme combines housing, small-scale office or studio use at ground level, and public realm improvements to link the quays to the city centre. The project team is testing layout, height and movement assumptions before a formal application.

Indicative content includes:

  • ca. 120 homes across four buildings, with a mix of unit sizes
  • ground-floor space for local services or light workspace
  • under-deck and at-grade parking where required by policy
  • play space, tree planting and safe walking and cycling through the block
  • improved bus and local rail accessibility within a 10-minute walk

Flood risk, servicing and construction traffic are being scoped with the port authority and the local council. The example text is written the way a Dutch or Irish officer would expect: plain language, clear trade-offs, no marketing fluff.
